When companies choose to relocate their work in an office building, they turn their attention again to the city. Thus, new emerging areas, closer to downtown, are becoming more relevant, according to a qualitative assessment report on real estate development, developed by Unlock Research Market research firm for AFI Europe Romania.

According to the study, the most important trends influencing the decision to relocate to an office building are as follows:

  • The future is urban. The new emerging areas, closer to the city center, are becoming relevant, while the distant platforms from the heart of the city are beginning to lose their brilliance. The reason is that employees spend less time in traffic;
  • Incorporating landscape design into a “building ,  which implies that each office building should benefit from green spaces where people can escape and take a break from deadlines and technology;
  • Location-accessible locations located in areas as far away as crowds and traffic jams, and closer to the areas where employees live.

AFI Europe has been on the real estate market in Romania since 2005. The company has developed and manages the AFI Cotroceni shopping center, as well as AFI Park, a class A business park integrated with the mall in Bucharest. AFI Park offers 70,000 square feet of office space. AFI Romania is also developing AFI Tech Park , a class A office space with a leasable area of ​​56,000 square meters, located near the JW Marriott Hotel and the Romanian Parliament.

The first AFI Tech Park 1 building, which offers a space of 20,000 sqm of leasable area, will be completed in the second quarter of this year. The entire AFI Tech Park project is available on a total rental space of 56,000 sqm for Class A offices and includes two GF + 8 office buildings and a 14-story office tower.
